Lien Certificate Is A Legal Document

A legal document that indicates dues of municipal liens while issuing a City (USA) Liens Certificate is known as a lien certificate. The validity of a Lien certificate from the date of issue is 45 days. A lien certificate is needed if property owner in a city sales their property through LLC, gift or sale.

Types of Lien certificates Lien certificates are of two types: 1) With code violation 2) Without code violation The property to be transferred is to be carefully viewed before making a decision of which lien certificates to apply for.

$25 is the cost of the lien certificates which do not have code violations. Lien certificates without code violation are requested by the applicants, if they are convinced that the property is having no violation.

Lien certificate without code violation shows no request for search of code violation for the property. $55 is the cost for Lien certificates having violation. Obtaining a Lien certificate requires submission of the completed application along with the appropriate payment of the selected Lien certificate.

Process of application The application to obtain a Lien Certificate can be delivered by special delivery mail or through regular mail. We can also deliver the application for Lien Certificate to the Liens Section in-person.

An application process is required to follow to request for a Lien Certificate. Application should be completely filled up. This application is to be submitted to the Liens Section with the payment for the type of certificate selected. The request application is enrolled into the Liens system of the city. Liens systems have units (Liens unit).

After the commencement of the liens search for a particular property, it cannot be interchanged with another even if it belongs to the same applicant.

After the completion of the search made by the liens unit, the lien certificate is made and given to a supervisor for the purpose of verification.

The verification of the Liens certificate is followed by informing the applicant through phone or mail for collecting the certificate from the Liens Section. If the lien certificate is not picked up in 5 days of the notification, the certificate is mailed to the address provided by the applicant. Applications are also provided with the option for the applicant to select the mode of delivery; self pick-up or through mail.

Mode of payment for the application If the person is submitting the application for Lien certificate in person than all modes of payments like cash, cheque, money orders or credit cards are acceptable to the Liens section. However, the request application that is sent by a mail can only be paid by cheques or money orders.

Timely processing of the application with no special consideration The units of the liens section are committed to take quick and able action for applications.

Within seven calendar days, 95 % of the submitted application is processed. The lien certificate applications with code violation require more time and search for gathering proper information than the applications without code violation.

Applications are looked after in a random order of the submission. No special consideration is given to anyone or any application. It assures timely and fair processing to all the applicants. Once submitted, applications are not held for any applicant's convenience.
